Ferris Development acquired One Research Drive in February of 2014 at 50% leased.  This Class A asset was stabilized within six months of acquisitions with our long term credit anchor tenant, Sanofi/Genzyme. Currently, the property is 98% leased. Through Ferris Development's in-house capabilities and value add expertise, the teams implemented an extensive capital improvement campaign which included Lobby and Common Area renovations and the addition of Building Amenities.  As a result of our aggressive lease up and capital campaign, the assets value today is nearly 200% of its acquisition price.  The majority of initial capital was returned to investors within 12 months of acquisition.  Excluding capital appreciation, the yield on a go forward investor distributions is projected to be approximately 12%.
